Rental Rules in Bengaluru
  • Security deposit: 6 months is standard in Bengaluru, higher than many Indian cities (typically 2 to 3 months elsewhere) and worth budgeting for upfront. Negotiate hard; 3 to 4 months is achievable in a slower market.
  • Lease: 11-month Lease is standard market practice, renewable annually.
  • Furnishing: Most premium gated community apartments are semi-furnished (modular kitchen, wardrobes, light fittings). Fully furnished options exist but command a 20 to 30% premium.
  • Documentation: Aadhaar, PAN. IKAN helps negotiate and prepare your Lease.
  • TDS: Applicable when monthly rent exceeds ₹50,000 (2% TDS under Section 194-IB).

What to know before you apply
Top CBSE schools like NPS Koramangala have waitlists running 12 to 18 months for certain grades. Start the process the moment you know your posting. Transfer Certificate (TC): For inter-state moves, most CBSE and ICSE schools require a Transfer Certificate (TC) from your child's previous school for admission, for ICSE/ISC and some boards it may need countersigning by the relevant education authority. Request the TC before you relocate, as inter-state admissions can stall without it.

The newest line, opened August 2025, finally connects the Electronic City IT corridor to the metro network. Interchange with Green Line at RV Road, Blue Line at Silk Board (when operational), and Pink Line at Jayadeva Hospital. Key stops: BTM Layout, Silk Board, Hongasandra, Kudlu Gate, Hosa Road, Electronic City, Bommasandra. 16 stations, 19km, fully elevated.

ORR and Ring Road System

The Outer Ring Road (ORR) is Bengaluru's tech belt artery, Silk Board to Hebbal via Marathahalli, Whitefield, and Nagawara. Know your ORR "node", Node 1 (Silk Board), Node 2 (Bellandur), Node 3 (Marathahalli), Node 4 (KR Puram), Node 5 (Nagawara), Node 6 (Hebbal).

  • Traffic reality: The ORR is among the world's most congested roads. The metro and Peripheral Ring Road (under planning) are the long-term solutions. In the interim: leave before 8am or after 9:30pm.
  • Elevated corridors: The Hebbal flyover and the Electronic City Elevated Expressway (the toll "flyway") are the two big time-savers, the Electronic City stretch cuts the Silk Board-EC crawl to roughly 15 minutes for a ₹50-60 car toll.
  • Sarjapur-Marathahalli: The fast-growing IT spine past Bellandur and Wipro Junction; perpetually under widening, so factor 30 to 40% extra time in monsoon and plan home selection on the same side of the ORR as your office.
  • NICE Road & STRR: The tolled NICE expressway loops the south-west (Electronic City to Tumakuru Road), bypassing city traffic, while the Satellite Town Ring Road (STRR) is steadily opening to relieve through-traffic from the core.

Getting around daily
  • Namma Yatri: Local auto-booking app with no surge pricing, excellent for auto trips. Preferred by locals over Ola/Uber for short hops.
  • Ola / Uber: Both essential. Always have both installed. Surge pricing during rains and peak hours is significant.
  • Rapido: Bike taxis, fastest for 3 to 7km trips in tech corridors. Excellent during peak hour traffic jams.
  • BMTC: Extensive bus network, the Vajra AC bus service covers airport and key routes affordably.
  • Namma Metro App: Route planner, smart card recharge, and real-time train status.
  • Auto-rickshaws: Still the workhorse for last-mile and short hops. Insist on the meter, or book through Namma Yatri to avoid the per-trip haggling.
  • Bengaluru Suburban Rail: The under-construction commuter-rail network (Namma Railu) will eventually link KSR City station, the airport, and outer suburbs, one to watch for medium-term commutes.

Bengaluru's summer is mild by Indian standards, April peaks at 31 to 35°C, which feels warm but never the brutal 45°C of Delhi or 38°C humid heat of Mumbai. Pre-monsoon thunderstorms from April add drama but also provide relief. A summer in Bengaluru is entirely liveable, no need to escape the city as in other metros.

Red flags and real talk

Bengaluru is excellent for most professionals but has specific friction points that regular city guides gloss over. Knowing these before you arrive saves significant time, money, and frustration.

Traffic is not a minor inconvenience
Bengaluru consistently tops global traffic congestion indices. A 15km commute can take 90 minutes at peak hour. This is not an exaggeration. Every single relocation decision, where to live, which school, should be made in light of traffic proximity. Get this wrong and you lose 3+ hours a day.
Six-month security deposit is the norm
Bengaluru's rental market typically asks for around 6 months' deposit upfront, on a ₹65,000/month apartment that's about ₹3.9 lakh locked away. This is higher than most Indian cities and catches some newcomers off guard. Budget for this separately from your moving costs. IKAN negotiates this down in most cases.
Water supply is not guaranteed
Bengaluru has a chronic water problem, Cauvery supply is rationed and borewells in many areas are depleting. Ask specifically about water source (Cauvery vs borewell), storage capacity, and tanker dependency before signing any lease. Some buildings charge ₹2,000-5,000/month extra for tanker water.
Flooding in low-lying areas
Several Bengaluru neighbourhoods flood severely during heavy monsoon rains, Bellandur, Varthur, Sarjapur stretch, and parts of Whitefield near lake catchments. Check the history of any building near a lake or low area. Ask neighbours directly, not the broker.
School admission timelines are brutal
NPS, Bishop Cotton, and top CBSE schools in Bengaluru fill their waitlists 12 to 18 months in advance. If you have children in school age, start the admission process the moment your posting is confirmed, not after you arrive. IKAN's school advisory service is invaluable here.
Power backup varies widely
BESCOM (electricity utility) supplies are generally reliable, but older standalone buildings can have frequent outages during peak summer or heavy monsoon. Gated communities with DG backup are significantly better. Verify the DG backup coverage (50% load vs 100%) before signing on any mid-rise or independent house.
Before You Sign the Lease · IKAN Checklist
1.Research: Verify building's water supply source. Check flood history. Confirm ORR node and commute time at peak hours, drive it yourself.
2.Shortlist: Shortlist 3 to 5 apartments. Check DG backup coverage. Verify society maintenance charges separately from rent.
3.Vet the building: Confirm BESCOM meter in landlord's name. Check for existing rent arrears or society dues. Verify property title if possible.
4.Negotiate: Push the deposit from 6 months toward 3 to 4 months. Negotiate 1 month rent-free for painting or wear. IKAN handles this professionally.

RTO appointments are bookable online; choose the RTO office nearest your home zone.

Aadhaar Address Update
Update your Aadhaar address to your new Bengaluru residence via myAadhaar (myaadhaar.uidai.gov.in) or any Aadhaar Seva Kendra, carry a valid proof of address (registered rental agreement, utility bill or bank statement). This is the single most important ID change for an intra-India move: it underpins KYC, school admissions, gas and bank updates. Allow about 7 to 14 days for the update to reflect.
